Ask an agronomist what makes land good and you get a short, unromantic list. Depth of topsoil. How the water moves. Which way the slope faces the sun. Whether a vehicle can reach it in July.
Depth
Two feet of living soil is a small fortune. It takes centuries to build and a few careless seasons to lose. Everything a tree will ever do is decided in that layer.
Water
Land that holds a little and drains the rest is ideal. Land that holds everything drowns roots; land that holds nothing starves them. The Karjat belt, with the ghats above and the Ulhas below, sits in a forgiving middle.

Aspect and access finish the list. East-facing ground gets gentle morning sun. A road you can use in every month of the year is worth more than any feature you can photograph.
